Top 5 Realty Companies – Eastern Miami-Dade county – Year-To-Date

I recently published a Mid-Year Report where I presented some of the data that describes what this real estate market looks like for buyers and sellers. That report can now be complemented with information on who’s who among Realty companies / Brokers in Eastern Miami-Dade. The mid-year outlook can be considered gloomy to some brokers…Unbelievable to others.

Our office (Keller Williams Realty Miami Beach), runs a report every month where we track our performance as compared to ourselves and to our area competition. I am happy to announce that our office dominates once again the Eastern corridor/Beaches (areas 22, 32 & 42).

The attached report lists 1622 Realty offices that also participate in sales for areas 22, 32 & 42. Only 957 offices reported at least ONE transaction in the period, ended June 30, 2010 since the beginning of the year (or YTD-Year To Date).

Only 581 offices reported at least TWO transactions or more, while 235 offices reported at least FIVE transactions or more so far this year. Unfortunately, only 109 offices reported at least TEN transactions or more to date.

Let’s now jump to the top 39 offices among the 1622 in the bunch, which reported only 20 transactions or more so far in 2010. The top 15 offices could only top 38 transactions or more so far this year, which brings us to…..(drum-roll please)…the TOP 5 OFFICES.

Note that, the top Realty company (Beachfront Realty), reports all numbers for all offices combined under one name, topping the list with 277 transactions YTD.

Keller Williams Realty Miami Beach was the #2 office (well…it might even be #1 if we only knew how the top office numbers break down), finishing quite strong with a healthy 161 transactions YTD. With 73 producing agents, our office managed to close $67,514,000 in business to date (or an average of $924,849 per agent as compared to top office agents who closed $75,483,000 between 284 combined producing agents or an average of $265,785 per agent).

In addition, our nearby sister company in Miami Shores closed 123 transaction in the same period. If we were to combine these numbers with our beach office numbers of 161, we (these two KW offices alone), would top the number one office with 284 combined transactions totaling a robust $101,521,000 in total business volume to date among the combined 127 agents (73 from the beach office and 54 from the Miami Shores sister office), or an average of $799,377 per agent. Not to shabby. If you are a KW agent… Perhaps you’re also enjoying a healthy profit sharing this year so, CONGRATULATIONS!

A Coldwell Banker office was number 4 with 122 transactions totaling an impressive $94,106,000 between 47 producing agents to date or an average of $2,002,255 per agent. This makes it the Number one office by sales volume per agent. A Weichert Realtors office topped the number 5 spot posting 97 transactions to date totaling $19,645,000 with 48 producing agents, averaging $409,270 in volume per agent, so far this year.

I am proud to announce that the Keller Williams Realty office in Miami Beach opened its doors in July, 2007 and has dominated the area (not counting the number one office which combines all figures), since. Consistently, this office could outperform all realty companies in the area if our numbers were combined with our sister office in Miami Shores. By itself, it has placed top 5 (often number 2 or 3) for many months.
