Miami-Dade County’s Pending Condo Sales were up 13.2% in October/2010 over October/2009 while in South Beach (33139), Pending Condo Sales were up 22.5% in the same period.

In addition, Pending Condo Sales for Oct./2010 were up in South Beach a robust 7.8% form Sept./2010 while overall, Miami-Dade county’s Pending Condo Sales were down ½ of one percent in Oct./2010 from Sept./2010.

Even the Oct./2010 Average Condo Closed Price in Miami-Dade was up 6.9% while the Average Condo Closed Price in South Beach (33139) was  up 9% from Sept./2009.

Additionally, note that in Oct./2010, Miami-Dade county’s Average Condo Sold Price was down 14.8% from Oct./2009 while in South Beach  (33139), Average Condo Sold Prices were also up a noticeable 5.5% from Oct./2009.

This reinforces the view that real estate is all local and that buyers and sellers must not merely trust national news media for their local real estate trends and decisions.
